Step 6: Custom 3D Design Presentations

- Visualize your new space with a 3D SketchUp presentation. Our designers present these renderings in person or via email. We offer unlimited revisions until you are 100% satisfied—we never move forward without your final approval.
Step 7: Finalized Scope of Work
- Cost: Free
- Using your approved 3D designs, our main office drafts a detailed construction estimate. This comprehensive document outlines every phase of the build, ensuring everyone is on the same page before breaking ground.
Step 8: Contract Approval & Construction Schedule
- Cost: Deposit Required
- Once you approve the scope, we sign the formal contract and collect a deposit. NewDecks.ca will submit all permits on your behalf. As soon as the City approves, we begin construction on the date stipulated in your contract.
Ottawa Deck & Landscape Booking: Flexible Payment Options
We offer two convenient ways to secure your spot in our construction schedule, whether you are planning ahead for next season or looking for a build this year.
1. Early Bird Booking: Secure Your Next Season (Fall Contracts)
Planning your project in the Fall ensures you are first in line for the Spring thaw.
- Initial Deposit: Typically a 5%–30% down payment is due at the time of contract signing.
- Spring Installment: A secondary payment of 0%–25% is due by March 31st of the following year.
- Note: Specific percentages are determined by the overall Scope of the Contract and material requirements.
2. Same-Season Construction Contracts
For homeowners looking to build within the current calendar year, we streamline our procurement process to get your project started quickly.
- Standard Down Payment: A 30% deposit is required upon signing.
- Material Procurement: This initial investment is used to secure premium materials (Composite, PVC, or Cedar and other materials) and lock in your dates on our active build schedule.
- Note: Final deposit amounts are precisely calculated based on the specific project scope and material costs.

Phase 2: Demolition & Foundation Construction
Site Preparation & Structural Footings
Once your project begins, we move into the structural phase of the build. At the completion of this stage, a second payment of 20%–30% is due to cover specialized labor and operational costs.
What this phase includes:
- Demolition & Removal: We safely dismantle and haul away any existing deck structures, ensuring a clean slate for your new build.
- Foundation Installation: We install your deck’s foundation, including concrete pillars (Sonotubes), deck blocks, or helical piles as specified in your contract.
- Ground-Level Deck Protection: For ground-level decks, we install specialized 5/4″ sacrificial beams under the joists. These are designed to protect your main structural frame from ground moisture, significantly extending the life of your deck.
- Contractor Management: This payment covers the specialized costs of independent drilling contractors and heavy equipment required for deep-foundation concrete pillars.

Phase 3: Structural Framing & Skeleton Completion
Building the Core of Your Outdoor Living Space
With the foundation set, our team moves into the critical structural framing phase. At the completion of the framing, a third payment is due. This installment is calculated to bring your total project investment to 90% of the contract value.
What this phase includes:
- Main Structural Framing: We construct the “skeleton” of your deck, including all ledger boards, heavy-duty beams, and floor joists.
- Pillar Support Integration: Our team secures the main support posts to the foundation, ensuring a level and structurally sound base for your decking material.
- Reinforced Hardware: We install all necessary G90 galvanized or stainless steel hangers and structural screws to meet or exceed Ottawa building codes.
- Pre-Decking Inspection: We verify all spans and structural integrity before the final surface material (Composite, PVC, or Wood) is applied.

Phase 4: Finishing Details, Site Clean-Up & Final Handover
The Final 10%: Your Satisfaction Guarantee
At 22 Acre Inc., we believe in total accountability. The final 10% project balance is held by you, the client, until the construction is 100% complete and the site meets our “white-glove” cleanliness standards.
What this final phase includes:
- Surface & Detail Installation: Our craftsmen finish the installation of all decking boards, custom railings, secure stairs, and functional gates.
- Precision Finishing: We perform a thorough check of all trim, fascia, and hardware to ensure every detail matches your approved 3D design.
- Professional Site Restoration: We conduct a complete final clean-up, removing all construction debris and surplus materials, leaving your new backyard oasis ready for immediate use.
- Final Inspection & Handover: Once you are fully satisfied with the build, the remaining final payment is released to our team.
